Madeira Beach · Treasure Island
New condo-hotels, by the numbers.
The Beachmaker and Sunshine Club are being sold with rental programs built in. Here is what is known, and what to check before you buy one as an investment.
Before you buy a condo-hotel unit, know
- 1The rental program split and owner-use rules
- 2Whether your lender will finance it
- 3Dues, insurance, and furniture reserves
- 4What similar units earn over a full year
The two projects
What is known today
The Beachmaker, Madeira Beach
A Marriott Autograph Collection condo-hotel on Madeira Way: 161 residences, mostly studios and one-bedrooms, plus 10 penthouses. Residences have been reported from the low $700,000s and penthouses from about $3 million. Owner use has been reported at up to 90 days a year, with the rest in the Marriott rental program. Construction began in spring 2026.
Sunshine Club, Treasure Island
14 two-bedroom, two-bath residences at 12200 Gulf Boulevard, about 200 feet from the Gulf, with a pool, spa and deck. Reported from about $900,000. Owners can use their unit or place it in a nightly rental program. Under construction, with completion targeted for 2027.
Prices change
Pricing above is from public reports and developer materials, and it rises as units sell. We confirm current pricing, fees, and rental terms with the sales team before you commit.
Before you buy
Five things that decide a condo-hotel deal
The rental program agreement
How revenue is split with the operator, which costs come out before you are paid, and how many nights you can use the unit yourself.
Financing
Many lenders treat condo-hotel units differently from regular condos. Expect a larger down payment and fewer loan options, and line up a lender early.
Fees and reserves
Association dues, insurance, furniture replacement, and brand standards all come out of owner returns. Read our guide to Florida condo milestone inspections, SIRS and reserves.
Real occupancy and rates
Compare projected income with what similar Gulf-side units actually earn across a full year, not just peak season.
Resale
The buyer pool for condo-hotel units is mostly investors, which affects how fast they sell and at what price.
Buying with your own agent costs you nothing extra in most new construction; developers typically offer buyer’s agent compensation, and we confirm the terms before you register. Register with us before you contact a sales office. Full project details are on teambeachside.com.
